Biango Construction
We met with over 10 different contractors when we began planning for a sunroom addition. The job entailed blowing out the family room wall and building the room within the space of what was at the time extra garage space. Every contractor came in at least 10-15k OVER our budget, and some even said it wasn't possible, don't even consider it. Nick from Biango Construction wrote up a very fair proposal and stuck with the budget. My husband, to be honest, was not as eager as I was to pursue the project, so he asked Nick a lot of hard questions about the specifics of the addition -- how much higher the ceilings could be made, how much duct work, if any, would need to be moved around, and how we would seamlessly build a transition from our family room into the addition. Nick patiently addressed every single one of his concerns, and we were able to confidently proceed with the project. We pulled permits and Nick did not voice any objection to this (unlike MANY MANY MANY other contractors we've come across). I would say he was personally on site for 80-90% of the job, and the other times one or both of his two main assistants were there (Danny and Joel). I don't know how to put this without sounding impolite, but he and his crew speak perfect English. It was easy to communicate what we wanted and didn't want, which led to a positive outcome for all parties. The crew worked through the winter to complete the job. They set up barriers to minimize the amount of dust and debris in our garage and house. They were responsive to our on-the-fly changes/requests, such as figuring out a way to move the electrical and cable wires to a different wall -- the day AFTER drywall was put up! The project had unepexcted obstacles, but Nick has a real knack for problem solving that helped us solve each problem. Nick is a carpenter by trade, so he was able to cut some costs for us by custom building things, such as a custom built in bookshelf, which friends and family compliment us for everytime they see it. He also came up with an inexpensive way to install a beautiful paneled ceiling with beadboard, that really gives the room a unique look. His painter Ozzy and his crew are awesome, respectful, and clean. We didn't have any problems with any of the subs used for our project (HVAC, electrical, and drywall). We look forward to working with Nick and Biango Construction for our future projects!

The building process was flawless. The crew was professional and finished it within the set time frame. There was a concern about the electrical work and it was addressed immediately after I brought it up. The project manager had a good working relationship with myself and the crew. The follow up once the construction was completed to good as well.

THEY WILL ROB YOU AND RUN WITHOUT A CARE....I HOPE TO SAVE THE AGONY For someone else.. heres my story Well to start off we had a meeting with the sales guy Dan in April 2013 and he told us that our project would be very easy and the top of sunroom will bud up right to our house and we could do an open concept and it would be a four seasons sunroom. Pretty much told us what we wanted to hear, he sold us and we were excited cause we usually do our own work on our house, and cause we thought we were paying big money that it would turn out nice and we could sit back watch someone else do the work. We ended up putting 44% down as a deposit. So they got our money and didn't hear from anyone for months til about July/August. We had to threaten to take them to court in order to get there attention. So, after all the phone/email tag we started work beginning of September. They had this concrete (Valera) come and pour a trench and they poured the concrete while it was raining out. The whole foundation ended up pitching towards our house and it was off a lot.. we told them we wanted it redone.. it ended up being a huge fight about it. These guys had a meeting at my house and I have 2 small children and these guys started arguing cursing and a hammer was involved. My kids were so scared! (So unprofessional). They ended up digging up the top layer (about 2-4") and repoured the concrete. It still came out uneven. We were sticklers cause we wanted to do tile flooring to match our kitchen since it was gonna be opened up from the kitchen. We were unhappy about it and they just said too bad!! They stopped working and pretty much told us we were going to court if we don't continue work. So we let them since we wanted this room done. So, after they had delivered the materials they had told us we had to pay more money in order for them to continue. So we did pay them. Once they started building we had problem after problem. They changed the entire room and it went about 2 feet higher than our roof so they had to build a layover on our existing roof (which we never approved). The guy Colin built our roof using 2x4's and using OSB. Which states clearly from Village to use 2x8's and no OSB. They had to redo it. We had leaks 3 different times (in our attic, thru the vents, into our kitchen into the attic, in sunroom) cause it wasn't done properly (he told me leaks are to be expected until it's completely finished). Than he told me for 2 weeks he was waiting for shingles to be delivered and finally I couldn't take it so I called to home depots and found them in stock. (They lied to us like this all the time and found out later they had him working on another job). They finally put up shingles. We gave them another check for 30% (which equals to 93%) and than they took off and never came back!! SCAM ARTISTS!!!! WORK THAT WAS NEVER COMPLETED AND WAS ON CONTRACT!!! We have damage on our siding from them drilling holes In our house from all the water leaks (drywall and insulation in kitchen, bathroom and attic) They never started the electric ( was suppose to have 4 outlets inside and 2 outside plus 2 coach lights and a ceiling fan installed) Insulating the walls and drywall with patching and ready for paint Install a PTAC unit (heating and cooling unit) No trim on our two skylights We have 2 sliding doors one with a handle that doesn't lock and one with NO handle (no security) They never drilled drain holes outside for the water to come out of the windows (water backs up and comes into our room which soaks the wood all around) Missing trim inside on top of sunroom Sliding doors are loose and have HUGE gaps under the doors about 1/2-1" thick Was suppose to install our tile floor Suppose to take our sliding door out to our kitchen and expand walkway and case all around All the little details like making sure the windows are secure and leveled and caulked.. etc.. we have drafts coming into the room thru multiple locations. Also, on top of all that there is garbage all over our yard including loose nails. They were suppose to take this all away months ago and we have 2 small kids and a dog, they are restricted now. Anything that could go wrong DID go wrong! This was such a stressful situation that I don't wish on anyone that is why I am writing this to hopefully prevent someone else from experiencing this.. Brian (production manager) came to us pretty much said we will let you keep the last 7% and just finish it up yourself and if we don't take offer than we will have nothing cause they are walking away regardless. I mean we paid this company to finish everything so we didn't have to worry about anything but it turned out to be the worst experience... so UNPORFESSIONAL!!!! The amount doesn't even cover half of the stuff. Ill update again once this has ended!!

Fantastic! Adam, Bill and the crew were all great, professional and responsive. They did as planned and completed the project with a perfect end result! I would highly recommend this company for any sunroom or season room addition. They really have it down to a clean process and kept on schedule (outside of weather delays) throughout the process. They also answered all of our questions throughout the project and helped us with recommendations and ideas for lighting, fans, flooring, etc. Even when a small hiccup occurred, they rectified and handled immediately. While getting multiple quotes is always helpful (which we did) our choice was a great one with the end result. We absolutely love this room.

We signed the contract to have a three season sunroom added to our house in April, then waited 3 months for the city to approve permits. They started building the room in July, and it was finished in September, There were only minor problems, and they fixed all of them at the end. The only frustration I had was that I would have likaed more communication about when people were or weren't going to show up to work. Overall, we are very happy with the room, and I would recommend this builder.

From the start, Envy was the best contractor we've ever worked with. For our sunroom and steps, they dealt with the permitting, the demo of the hideous old mudroom, and every aspect of the build. There were no "surprise" charges and the entire crew from design to delivery had top notch attention to detail. Unique to 2020 (we hope), they handled the pandemic-related delays with aplomb and kept us abreast of the shipping delays. They were also patient with our custom materials' delay. The workers were conscientious and careful not to damage the plants in the yard. The clean up of the space was great. The final product is... like a dream. It is the space to which we retreat to relax and surpasses our expectations. We got the wooden wall against the house which was a solid decision. One regret: we should have gotten windows where we had panels installed between the top of the main windows and the ceiling... more light is better even when the room is 270 degrees of windows. To his credit, Adam said this when we did the design, but we second-guessed him.

Out of many contractors I called to get an estimate, he was the only one willing to provide options to have the project fit our budget. Once we agreed to move forward, he worked diligently with the architect and village to get the permits finalized (which is a difficult task in my town). Recent Review: We hired Bak Brothers to install our windows and doors for our home renovation project. We had 23 Marvin Integrity windows, 1 Marvin sliding door, and 2 Menards prehung fiberglass entry doors. Throughout the whole process, Ben was responsive and punctual. I was very happy with the pace of the installs, the windows functioned very well after install, and the insulation appeared thorough. The doors were all installed very nicely as well. It's been several months, and a nice range of wet, dry, cold and hot, and all of the doors and windows still open and close freely. Our windows arrived on December 5, and the crew began installing on the 7th. Everything was complete by the 14th. The installers were very polite and worked efficiently. They pointed out one of the window frames that was imperfect/flawed and needed to be replaced by Marvin. The reinstall work wasn't inordinately expensive (although I was angry with Marvin over the fact that I had to absorb that cost). They were helpful in determining the proper height off the floor for the doors (since we didn't have a finished floor in yet). They also had to make adjustments to 5 or 6 of the rough openings, cut most of the sheathing for the openings, and had to completely build one additional rough opening. In a couple of cases, the work they had to do was more than just shimming in some wood -- they even rebuilt the header over the sliding door, which was a very sizeable span -- and in all cases I was extremely happy with their choices and execution. And the additional fees for the added labor were very reasonable -- the extra work resulted in 12% overage, or $580 on a $4650 contract. There was one bit of confusion regarding "wrapping" the windows. When we hired a siding crew, they had expectations of the amount of exterior wrapping that Bak would do, and I never got a clear sense from Ben that they would typically handle that. Ultimately the siders took care of it, but only because I didn't really know to ask Ben to handle it. One area of concern was that my house used Zip System sheathing and tape, and from my early discussions with Ben, it was clear they weren't familiar with it. I sent them a lot of info and videos (from Huber Engineered Woods) but I don't know if they reviewed that info. I looked like they did the window flashing (with the Zip tape I provided) correct, but since I wasn't able to monitor the work, I don't really know. But they did seem fully confident the whole time, which was a positive. And they absorbed the cost of the specialized Zip System materials where needed (I already had most of what they needed) when they could have justified passing those costs onto me. The price for the work was highly competitive, and ultimately we feel it was a very good deal for the quality of work we received. A side note: we asked them to also bid on building the porches we had in our plans for the house. Unfortunately their bid for that work came in surprisingly high -- almost triple what other carpenters were bidding. It was very unexpected, so we did not hire them for that work. We assumed it wasn't a good fit for them, or the timing was bad, and that was why the bid was so high. But given the way the window and doors went, we would gladly hire them for any work if the bid was within our budget.

Recent Review: Overall, the experience was excellent. We had an initial floor plan that we were shopping around to different contractors for quotes. The range of the quotes we were getting was a bit crazy, as much as $20,000 difference from one contractor to another. When we met with Sean Kelly from DESIGNfirst, he did something that no one else did. He took our existing floor plan and improved it significantly. We probably would have hired DESIGNfirst on the strength of that design alone but were happily surprised to find that their pricing was very competitive and backed by a detailed set of plans and cost breakdowns. They handled getting permits with the village and the work started on time. I was particularly impressed by their workers, both in the quality of the work but also in their professionalism and courtesy. Noise was kept to a minimum and great care was taken to minimize disruption to our home and work. Along the way, the DESIGNfirst production manager, Matt McCaw, made several suggestions which further improved the space and the finished office is better than we had hoped for. We have plans to finish the rest of the basement soon and will certainly look to DESIGNfirst first for this work.

Super Service Award Recent Review: Luke was our initial contact, and their response time was prompt. Their hands-on involvement in all the pre-construction steps helped our decision to use them. They came and started on-time as projected, and worked diligently. Removed old framing, built out 2 new closets, enclosed a laundry room, and then coordinated with subs on carpeting, electric, and more. Matt was our foreman, onsite each day, and very pleasant to deal with. Very patient with our many detailed questions, and always with a smile on his face. We did face some delay on items, and some things (the rebuilt bar) that were glossed over initially ended up becoming larger issues when it was time to do them, leading to additional costs. We also had several punchlist items that took a few days extra to complete, but Matt took care of them as well. In the end, we have a beautiful new floor of usable, living space. We are very happy with the outcome, and would consider using them again.

Recent Review: I am 100% satisfied. From the very beginning, Howard demonstrated his committment to the project. It involved gutting two kitchens down to the studs, gutting bedrooms, installing new cabinets, installing kitchen fixtures (dishwasher, sink, garbage disposal), installing all new solid wood doors including locks, installing windows, insulation, a concrete sidewalk, a new exterior staircase, electrical work including recessed lighting and new outlets, refinishing the hardwood floors throughout. I’m probably leaving out some work but this is a list of the bulk of the work. My wife and I are 100% satisfied with the quality of Howard’s work. I am impressed with how clean and organized the work area was at the end of each workday. Howard’s team of workers were professional, courteous, and helpful in solving work related issues. Debris that was stored temporarily in our garage was also carefully organized and consolidated. When the debris was hauled away, the garage floor was swept and tidy. Howard is easy to talk to and he is flexible with changes that I made to the scope along the way. For example, after his workers began demo work I asked to reconfigure a closet opening. The next day his crew was making the change and it turned out better than I had planned. Howard completed the job on time and on budget. There was not even one small “extra” charge to the original contract. In fact, he did extra work that was not in the Scope. For example, a wood winder stair sustained damage at some point in time – before I bought the building. I lived with the damaged stair because I did not think it could be fixed without ripping up a large portion of the staircase. I didn’t even ask to have it repaired but Howard brought it to my attention and said that he would figure out a way to repair it. He made a small opening underneath the stair, in the room below the staircase to gain access. This attention to detail really set Howard apart. The stairway is now 100% back to its original condition when it was built, probably about 90 to 100 years ago. I started rehabbing small (1 to 4 unit) buildings in about 1985. I’ve used many contractors over the years so I can say with a reasonable level of real life experience, that Redstone is the best contractor that I’ve worked with. I recommend Howard without reservation and without any qualifiers.

They completely gutted our old kitchen and installed new drywall, ceiling, lighting, cabinets, counters, slate backsplash, sink and wood floors. They also replaced 3 windows in our sunroom and 1 window in our kitchen. Everything went very smoothly. They cleaned up each day and were very polite. It was exciting to watch the whole process evolve. They definitely know what they are doing and do it well. I dreaded the whole process, but it really was painless and I am so happy with my new dream kitchen. We will most definitely use them again!

Recent Review: They did a great job! The deck looks excellent, the new windows, doors and insulation should really help prevent drafts and we're very happy with the results. We did have a few unexpected runs to the paint store and hardware store that we would have gotten out of the way earlier if we'd known about them ahead of time, but the job was fast and the quality is great.

Super Service Award Recent Review: I called Michael Fredman for an estimate and he was able to provide Jack from J Sitko Constuction to fix the carpentry violations and Eddy from E&B masonry for the brick/tuck-pointing work. The work involves rebuilding two chimneys, tuck-pointing four sides of the building, tear down two rear porch roofs and replace rear stairs going to the 2nd floor. But Michael was a huge help in leading me through the building code violation procedure. With his recommendations I had to get a plat survey for the architect, get architect drawings then apply and get the city permits. Since this was my first time with city violations, Michael?s experience and knowledge in this was reassuring. With permit in hand, Michael acted as the coordinator between me and the carpentry and masonry work. For instance, the tear down of the porch roof and rear stairs had to wait until the work on the 2nd floor chimneys was completed. Then Jack came in and tore down the rear porch roofs and 2nd floor stairs. Now without obstructions, Eddy returned to complete the tuck-pointing around the building and brick up 3 windows that was partially covered by the stairs. Finally when Eddy finished his work, Jack returned to build me a new set of 2nd floor stairs according to city code. The masonry work looks great and the new stairs are solidly built (and a bit wider than the original stairs). The construction materials were top notch. The new stairs constructed by Jack made the original stairs like they were built with sticks. I am very satisfied with the results. Michael was always in communications with me on each phase of the work. I felt confident in Michael, Jack and Eddy that they would worked together to get the job completed before my city court date. In the end the work was completed ahead of time and my building passed the city inspections.

Recent Review: I have only one remodeling company we will work with. Martins Buka Design & Build is the best interior design and remodeling company in Chicago. I have used Martins Buka Design & Build to remodel and construct all of my properties. Martins always offer custom design options that are creative and fit my goals for the units. I am always amazed at how Martins is able to look at a kitchen, living room, or bathroom with a fresh perspective to generate designs that enhance the current space. The latest project that Martins did at my apartment building was helping me remodel an outdated rental unit. The kitchen was outdated. Martins made this project fun to design and to install. His contractors knocked out a wall to make the kitchen larger. Martins custom design included added more cabinets, countertops and an island. It also included changing the tile to hardwood floors. Martins design also included adding canned lights and track lighting by the island. The granite counter top and stone back splash added a wonderful contrast to the hardwood floors, yet perfectly blended all the colors together. I have never been disappointed with the quality of work. I have met many designers and contractors. Martins Buka Design & Build is the best in Chicago.

The project manager, Dan, was really great to work with .. he checked on scheduling my time and his resources and they always showed up as expected! The team that poured the concrete and built the structure were awesome as well. Very respectful of my property and my house. I cannot recommend this company more .. they were amazing to work with ... such a breathe of fresh air in contractors! Oh I forgot to mention ... they got the job done 3 weeks before I expected it (cause the weather cooperated). 5 stars plus!!

Super Service Award Recent Review: NOTE: Company returned after seeing our review. Sent workers to redo lattice, clean up carpentry and sand overall. Appearance is much better, though one wood split was apparently not repairable. Difficulties in the first place may have been aggravated by Lior's being out of the country. We'd been planning to build a deck and replace back stairs for some time. During the process of getting estimates from contractors, one pointed out that the supports under our two sun rooms were shifting and required replacement. Apparently these had been porches in the past and were later enclosed. We decided we wanted a general contractor to do the work since it involved structural support and the layout is quite complicated. Lior came out within a few days of my call and talked about the general concerns. He later proposed building a foundation underneath the porches and a supporting three-sided wall. The original price quoted over the phone was quite reasonable so we scheduled a meeting to review the written proposal. In hindsight, it should have been a clue that he had not included a payment schedule, which he hastily made up and scribbled on the written proposal. He appeared to have put the proposal together in haste. He also asked whether we wanted city inspections, which suggested he was willing to do the work without them (we weren't.) In addition, there was an additional $5000 architect fee for an outside company. Since the summer was underway I felt some urgency to get the project going, so we signed the contract and made a down payment. He assured us that we would receive a sketch which we could discuss before developing plans. Instead, several weeks later we received a full set of drawings which did not meet our needs. The additional size of the deck then included an additional $3000 charge. A second clue should have been that all changes were verbal only, with no offer to put them in writing. After some delay in getting the permits the work began. Back porch was demolished, footings poured for deck and work finally began on the deck and stairs themselves. I was surprised that all digging was done by hand (for support beams and foundation). Finally the porches were supported by wood (not jacks), a foundation poured, and four supporting posts built. Lior explained that there was no need for additional support and that the city had signed off on the existing supports. They placed a sloppy lattice work around the deck and underneath the porch. Work finished in December. Several aspects of this project were disturbing. First, the crews did not clean up the area once until the end of the project. And even then it was a mess, requiring us to wait to make the final payment until the project was complete. Project manager Lior left the country for two months near the end of this project, requiring us to communicate with the workers who spoke little English. Second, when we made our agreed upon third payment, he assured me that the only payment yet to be made would be the final payment upon completion of the project. Nonetheless, he called me from out of the country to request early payment which I refused to make until the work was indeed completed to my satisfaction. Due to his absence his partner (unfamiliar with construction) oversaw the conclusion of the project. Big gaps in the vinyl siding remained. They claimed they had not agreed to repair it, but they had said nothing to that effect ahead of time, nor told me I would need to plan for that, so they eventually brought in a siding installer to do the work. Ironically, the siding was the most professionally done part of the project. I had to point out every missed detail along the way. The new structure appears solid and we like the general layout of the deck and stairs, but the carpentry was initially rough, and the lattice work flimsy. This has now been corrected.
