We have bought and sold 4 homes and this was by far the best inspection we've ever had. We are wary of realtor-recommended inspectors who we fear are "in cahoots" with realtors to "overlook" items to make sure a deal goes through. We want a detailed inspection, a timely and thorough report, and a knowledgeable inspector. We got all of these with Domicile. Scheduling. Fast and easy via their modern website. This is the way all inspection companies should run. You can pick the date, appointment time, and inspector and book it, with prices of the inspection up front. Good profiles of the inspectors were on the site as well to make an informed decision, along with previous Angie's List reviews of Domicile. I missed getting the inspector and time I originally wanted, but was able to call them and a real human actually answered the phone, which was not typical for most inspectors where you have to leave a message and wait for a call back. Our inspector. Christi Malone did a very thorough job, and left no stone unturned. I was a bit concerned since she had no previous reviews on Angie's List and had only been with the company less than a year. However, she did a great job (delivering on the experience and quality promise of the company) and was very friendly, not making us feel like we were intruding asking questions, bringing items to her attention and looking over her shoulder. We liked that she had an architecture background. She endured a mouse (eek) encounter in the crawlspace, and mold in the attic. We especially respected that after 3 hours, she noted that the home had not properly put headers in a few rooms where they had removed walls, and put in the extra effort to go BACK into other attic to explore. I can't imagine another inspector doing this. Well, her second visit uncovered significant mold in the rafters and improper venting in the attic. She also took the time to fill an entire jacuzzi tub and test it. It, of course, leaked. Not sure every inspector would have done this as well. My only negative was minor, I felt Christi could have been a bit quicker, but I was ok with her process because I felt she was being careful and conscientious, not trying to rush through to get to another appointment. I really appreciated this. In my experience, some inspectors have an "attitude" and don't like to be talked to, or questioned by clients. Not so with Christi. Radon test. We made a "game day" decision to add on a radon test after the inspection had already started. We called Domicile and they sent out Kelly Sibert within 40 minutes. That was quick and painless, and we felt very professional...they never pushed us to add on this service. Kelly was great as well, very informative and experienced. Report. Very thorough, lots of photos and electronic delivery via PDF. All communication, scheduling, payment and follow up was quickly and efficiently delivered via email or the web. Outcome. Based on their inspection, we decided to notify the seller that the home was unacceptable and thus terminated our contract. We felt that their findings helped us avoid a potential money pit. Though not the cheapest, I would work with Domicile again for an inspection in a heartbeat!
