Long story short--my tenant discovered that a section of carpet in a closet was damp and it was subsequently determined that this was due to a leak of sewage water from an adjacent drainage pipe. I obtained an estimate from a company recommended by the management company that came out to nearly $750 for extensive work that would take place over multiple days. They also required my credit card in order to schedule the work. Thinking that this seemed excessive, especially since this company never came out to inspect the area first, I checked Angie's List and found Galaxy. I was able to immediately reach one of the two owners, who was extremely professional and took time to explain the various scenarios and potential options. He put me in touch with his partner, Deivis, who was equally professional and willing to come out that evening to inspect the area after normal business hours. Deivis contacted me after spending some time assessing the damage and informed me that there was mold in the padding and that it would be a waste of money for him to extract the water and sanitize the area. He explained that the only viable option would be to replace the carpet and padding. It is very rare to find a company honest enough to tell you when their services are not needed. I would trust Galaxy for any and all work related to carpet cleaning and they should be your first call too.
