Did not go with custom design. The owner of the company hired a surveyor that produced an incorrect survey. Wrong measurements. The owner then took the bogus survey to the Town to get a building permit without telling us. He also did not compare his survey to our survey that was done in 2010 for an inground pool. His survey was incorrect and showed our pool in violation by being too close to the lot line. The Town building inspector issued the building permit but noticed the discrepency in surveys. The Town threatened to have us fill in our pool due to the new bogus survey measurements. To add insult to injury the owner of custom designs accused us of changing our original survey. Who the **** does that? We saw the owners survey upon request and saw the owner's surveyor made a huge mistake. So the owner now knows his guy screwed up but refuses to give us deposit back after we said we didn't want to do the project with him. We gave him a refundable 1,000 deposit. The owner was refunded the money from the Town for the building permit, He won't give us our deposit because he says we owe him for his time and the bogus survey. When the owner realized his survey wrong he said he would just change the #s on it to be correct, is he ok in head? That is the exact thing he accused us of. He either has dimentia or he is just a crook that does shotty work.

It took them months and months to do the job, when they did show up they only sent 1 man to work! It was worse than building a whole house. When it was first built there were alot of leaks so they had to come out a couple for repairs. The end product was an A but the labor part was a C-.

The job went very well. The Collins brothers had never done this exact type of work before and are not affiliated with the company that built the sunroom, but they were able to do the whole job from a planning guide. The installation supervisor for the sunroom company had no issues whatsoever with all the prep work and the room was installed with a crane in one day without incident.

FIVE-STAR RATING: It?s a pleasure to offer this top rating for our experience working with Brady Built Sunrooms of Auburn, Massachusetts in spring/summer 2014. ROOM STYLE: Our new peaked sunroom dormers out from a den-like room on the top floor of our home ? very dramatic. WE DID OUR HOMEWORK: We thoroughly investigated the leading sunroom companies in our area, across the full range of price points. PRICE (NO MIDDLE MEN): One of the things that distinguished Brady Built from its competitors is that it was able to design, build, deliver and install a high-end room for us at a mid-range price point. This is possible because with Brady Built you work directly with the factory. THE FACTORY: Before we bought the room, we were given a tour of the factory. They explained every step of the design and construction process. We saw more than a dozen rooms in various styles and in various stages of construction. We visited our own room a few times to watch it evolve. And we visited the factory to approve the room when it was ready to be delivered. CONTRACT TERMS: Brady has a boilerplate contract. We worked together making a few tweaks to address our concerns. DESIGN: The Brady folks took fine-point measurements and presented a detailed design. The engineering drawings showed several different views and listed the key specifics, identifying the materials that would be used. CURVED WOOD BEAM FRAMEWORK: This is where Brady really stands out from the competition. The most expensive competitors also offered beautiful wood beams, but these companies would have had to go to outside contractors at considerable additional cost to get us the curved beams we wanted. CONSTRUCTION: Brady was the only company that builds and thoroughly water tests their rooms at their factory. Each of the other companies wanted to build our room on site, estimating that the property would be disturbed for about two to three weeks. We didn?t want the construction mess, including scaffolding, the danger of workers falling or dropping heavy glass, and the security problems from having the house somewhat ?open" until the room was sealed up. INSTALLATION: When the room was ready to be delivered and installed, we went to the factory to make sure everything was in order. A few days later, the room was brought to our home on a flat-bed truck, craned over the house, lowered into position and secured to our home. My wife and I commented that we should have sold tickets ? it was so fascinating to watch this process. The install took about a day and a half. SERVICE: As with any large custom contracting project there were a few ?punch-list? items. Brady handled them promptly and professionally without charge and did not request the final payment until we were completely satisfied. WATER TIGHT: We?re writing this after the record snowstorms of February, 2015. The Brady room is completely dry. This is significant because we had lots of water problems with the original sunroom that was built when the house was first constructed in the late 1980s. It?s also significant because we?re dealing with serious leaks in other parts of our home. ALL SEASONS ROOM: Our sunroom is heated and air conditioned ? we use it year round. It was installed during a hot spell last summer. And we?re experiencing single-digit temperatures now (February 2015) with below zero wind chills without problems. ADDED VALUE TO OUR HOME: Our friends, family and business colleagues who have seen the room love it ? several of them said the room adds a ?wow factor? to our home. Paul and his crew installed a beautiful deck in our backyard and converted our 3 season breezeway into a 4 season sunroom. Paul was incredibly great to work with: he is very responsive by text; he cares about the job and gets excited about the work as much as we did! He kept us in the loop at all times with the schedule and changes. He provided us with a great deal of service. He managed the permitting process from submission and available for all inspections. Constructed our amazing deck. Demolished, framed, insulated and installed new walls, windows, sliding doors, floor heating system (from the system itself to tiles), finishes, electric baseboard and painting. He picked up the doors, windows and tiles we ordered from various vendors. We are extremely happy with the service, work and final product from Paul. I highly recommend this company.

I was very pleased with everyone at Morgan Exteriors, quick responses when you called, friendly and professional every step of the way. No pressure during the sales portion of the process, very willing to explain what our options were and how best to lay out the room. The construction team came out to measure and verify everything that was purchased would work properly on our location. Living in a flood zone, there were additional permits and discussions with the town zoning committee that was all taken care of by Morgan. All paperwork was put into place and I needed to do no additional work. All my footings needed to be replaced, and the team was very careful not to do too much damage to the surrounding lawn. For the amount of demolition work that needed to be done to prep the site, there was almost no damage to any of my landscaping. They went to great lengths to keep everything protected. Construction of the room took about 2 weeks and they worked around my schedule to be on site should they have needed me for any questions that arose. All the workers are full time employees and not subcontractors, everyone was very knowledgeable, capable and friendly. Any questions I had were fully discussed and they were willing to take as much time as needed to talk through any thoughts I had on the project. The existing deck I had was a bit shaky due to the height (about 12 feet off the ground) and the way it was originally constructed. The amount of support and bracing they used has made the room very solid. Not a single issue passing the town inspections. The inspector told me that they have never had an issue with this company and the room was well built. This company is very professional and I was completely satisfied with all aspects of the work. I would absolutely use them again for any work that I had on the house. I was sorry to see them leave, they were really a nice group to work with.

This was an up and down project. It naturally took longer than expected due to the pandemic so I wont comment on things out of their control. Initial communication with Sean was great, but after we signed the contract and he got his down payment his communication mostly disappeared. Through the delays in the pandemic, his not communicating was disconcerting. But the biggest screw up from Sean was him telling us he would take care of the permit, only to discover at the last minute he never applied and then we would need a special permit. At this point Sean left us to fend for ourselves with the town boards, which having never done this was disturbing. Other companies will handle this for you so this is a huge negative from CMS. Naturally, with two armature home owners trying to work the system, the special permit was not granted and we had to make a huge shift in plan to fit a smaller plan in place, which added even more time to the project. Finally when the project was ready, Sean handed over the project to his manager Kevin. Kevin was fabulous through (see end comment though) and his construction team was great. Kevin's communication was great. The quality of the work done was top notch over all. The floor framing looks like it will last 100 years or more. I have some concerns about some side quality. Primary was as part of this project we had an old awning on the roof. CMS agreed (needed to) take the awning off and patch the roof. In the beginning I spoke to Kevin about using some extra roofing shingles I had in the shed to replace the ones with the holes. Kevin agreed to using these, but at the end of the project I had to ask them multiple times to fix the holes. They finally did but used the cheapest possible roofing paper to glue over the holes. I told him these would not last long and he just denied that and said they would last as long as the roof. Naturally, they all fell off during the first winter and I'll need to now pay a professional roofer big bucks to do the job right. I'm also very concerned about how they sealed the roof of the sunroom to the wall but time will tell on this one. The final straw for me is at the very end of the job we still had a small punch list of items but Kevin wanted final payments. I did express some concerns to him about paying final payment before the last items were done and he was open to me holding some back. But then I felt like he had been so good to work with to date that I would show a good faith in him and just pay up and I was sure he would follow up. Huge mistake. It took many months of me nagging him over and over and over before he finally sent a guy out to fix the most glaring construction piece. But there are still two items we had agreed they would take care of and now he just ignores my texts and it is clear they intend to never finish the job. So - lesson learned, no matter how nice you think they are, never pay the final installment until you are 100% satisfied with the end result. Hold back a minimum of $1,000, or more if the work value is more than that, as enough of an incentive for them to do their job.

Recent Review: My husband and I wanted to build a new 3 season porch to replace our deck that failed. We interviewed 3 companies to perform the work. We choose Durable Remodeling. Dean Willette discussed the project taking the time to understand what were the key aspects of the project. He then discussed the options that were available to so we were able to make informed decisions throughout the process. The quote was very competitive. Since the deck would cover the outside entrance to our basement a trapdoor needed to be built into the floor. The drawings our architect drew had a spot for the door but the design would have been too heavy to open. Dean designed the door so it was both structurally sound and functional. Everyone we worked with was knowledgeable and professional. The team showed up when committed, the team was knowledgeable and respectful. I always had a way to get in touch with someone to discuss any concerns I may have. When the work finished my house looked fabulous! The work was top notch. During one of the walkthroughs with the crew and the town inspectors, the inspector stopped in to tell me what a good job the team was doing. We really appreciated that. Larry Cohen was our first contact, and he was the only one of competing companies who took the time to draw up a beautiful architectural blueprint with his proposed design. Larry stayed with us during the lengthy permit acquisition process. When work commenced, we then worked primarily with Archadeck president Jim Finlay, who went through pains to ensure that all solutions were carefully engineered for structural integrity. We felt very safe working with Jim Finlay and his team of subcontractors. Great care was taken to ensure the cleanliness of our house and property, given the work was mostly outside of the house. Communication was open at all times, and we had cellphone access to Jim throughout the process. All work is covered with a full year warranty. We are now the happy owners of a stunning 4-season sunroom.

Recent Review: We were very pleased with Pegasus' professionalism, starting with the clear contract and payment plan, into job scheduling, and right through work execution. The job stayed on schedule throughout, even with significant weather events during the winter, and Mike Bodek, the project manager, was great: he kept us up-to-date on all planned work activities and was very easy to contact. The Pegasus guys were a pleasure to deal with, and kept a fairly long project from being a trial. We appreciated the design input for kitchen that we received from Geoff Schaffer and the tips we got on little things (like pantry shelves) from Duane, the carpenter. All in all Pegasus made this major renovation project seem easy and we are already planning to use them again.

Recent Review: S.E.Sorensen is the best contractor by far, that I have used in my 24 years of home improvement projects. I only wish I had found them earlier. Scott Sorensen was phenomenal. His prices were reasonable; he was always pleasant, and extremely trustworthy. I was under severe time constraints, due to insurance coverage to get the project completed. Scott’s team worked 7 days a week to ensure my deadline was met. The end product far exceeded my expectations! I would highly recommend S.E. Sorenson to anyone considering a home project.

Recent Review: Extremely pleased with TKG Services' work, once again. This project involved four exterior door and storm door installation, building a small roof and column supports over our front entrance, and removing an old support column to another existing roof. Tom and I talked through the project up front, as there were a number of approaches we could take, and I am extremely happy with his guidance as well as the results. As usual, he helped us through every step of the process, made us aware of choices in materials and aesthetic choices for the doors, and accomplished everything on time and on budget. Given the HUGE improvement it made to updating our front entrance (on a very busy and visible street), it was an exceptional value. I also appreciate that TKG took this job on for us--it wasn't a huge project, and I know some companies won't do "small jobs" like this. Tom and Chris did an outstanding job, and we keep getting compliments from our neighbors on the new look.

Recent Review: The sunroom is built on their site and delivered. I am thrilled with the construction and the product. This work required allot of communication between us and the company, but we had a problem having them call us back. The people we talked to on the phone were very polite but they just unresponsive. I was able to get a call back from the owner's wife who was very cordial, very responsive, made sure our issues were addressed. I would consider using them again but I would have to have some guarantees up front.

Recent Review: Project #1 Worked on replacement/support of joists in the basement as well as a beam in the sunroom. All work was done in one day and went very well. They gentlemen (Ken and Brullio) were very good at letting me know what was going on etc. Cleaned up everything before they left. Project #2 This came as a HUGE surprise. Upon inspecting around the house because some siding was bulging out the guys found some hidden damage on a cross beam that supported my sunroom when they started to take the siding off. They only came to fix what was causing the bulge but ended up working for days to fix and replace the whole beam since it was on the verge of collapsing. I was a nervous wreck the whole time but things went so smooth. They supported the room, tore everything out and replaced everything to look brand new. Mr. Perry was a HUGE help as well making sure to work with my insurance company to get this taken care of. Thank god for Perry Brothers Construction and a bunch a great guys that worked on this! Project #3 Roof/Replacement skylights. Roof went up very quick...one day in fact. They had to strip down the whole roof as well as replace 2 skylights in the back. There was a small adjustment to the skylights that they had to be made but Ken worked with them to make sure that everything aligned right. There was also a small delay that day because of some rain and the guys who did the work stayed until very late to make sure everything was done right. They cleaned up everything around the house including what went flying everywhere because of the wind earlier. Project #4 Installed rear door leading to sunroom. Everything went well from cutting out door, moving electrical, to trim and cleanup. Additional item that I wanted done was replacing some wooden railings that led out to sliders on my sunroom. Since it was a 4 foot drop I had to have something there and did not want the wooden ones back up. Ken worked with me to try to find something that would look nice as well as work as a good railing. He was very patient since I had not clue as to what to put up. One trip to Lowes and ideas went flying around. Finally found what was needed, ordered it and they were installed. He also made sure I was happy with how it looked before installing the rest of them. There were 4 that need to be put up. Overall it has been fantastic working with Mr. Perry, Ken, Brullo and some of the other guys. I will definitely be calling them back to do some additional work next year and would highly recommend them to my friends.
