My project was to renovate the master bathroom, a complete gut. I selected this contractor due to good reviews, but this project turned out to be the most frustrating one I ever had. 1. Delay - The project supposed to be completed by Oct 1, the bathroom was usable on Oct 19 and final fixed was completed on Nov 8. The biggest delay was on rough plumbing inspection, rough plumbing was completed on 9/9 but they didn’t call in to schedule the appointment until 2 weeks later. Actually I was checking on town’s website and ended up schedule the appointment myself for 9/26. 2. Poor project management: The project manager almost never came onsite, he managed his crew via phone call and photos which in many cases was not effective. I had to deal with his crew directly and many times they don’t speak English. The timeline keep changing, I had to constantly follow up and ask for updates. Also some major extra costs were not communicated and hit us in surprise via change order 3. Poor work: There have been lots of issues throughout the project: shower drain was 2 inches above the shower floor tile so they had to pour another layer of concrete and lay the tiles again; shower niche was not finished with medal trim which had to be added later, excessive tile lippage on bathroom floor and shower wall. Damage to the 2 vanity drawers as pipes were not positioned correctly even though during the rough plumbing, the vanity was already on site and specification sheet was handed to the plumber; gap between baseboard and tile floor, some area is wide enough to put a finger in. those gaps had to be covered by corner rounds; no proper protection over the sanding, the dust covered the whole master bedroom and was not cleaned until 2 days later. Even then I had to handed the crew a bucket of water and a cloth as he didn’t bring the cleaning supply. It had been a painful 2 months to deal with the project. I will never use this contractor again.

We had 5 contractors come to look at the project. We had a pretty good idea of what we wanted for the new design and had a computer generated drawing for them to review. The first 3 contractors did not convince us that they had a good grasp of exactly what we wanted and we were feeling discouraged. However, when Frank Carta of Micaven Bathrooms arrived for his appointment, we were instantly relieved with his vision of the project and his suggestions for improvements that we had not considered. In other words, he knew his stuff. His bid came in as second lowest, which surprised us. We hired him for the project and set a tentative start date. As that date approached, he let us know that he was finishing up another project and would be 3 days late to start with us. We were a little disappointed and anxious to get the job started but this made us aware that he would not leave a project unfinished in order to start a new one. When he arrived to start the job, he was here every day as expected and exactly on time. He was always very polite and professional. He worked as quietly as possible and cleaned up each evening by vacuuming the entire route from the front door to the upstairs bathroom. He stored all of his tools neatly in the construction area and told us that he wanted us to feel like we were living in our home, not a construction site. We appreciated that. His carpentry skills are right on and it is obvious that he takes great pride in his work as well as his reputation. Frank's sub contractors were great. If Frank said they would be here at 1:00, they were here at 1:00. Having worked with other contractors in the past, we were amazed at how fluid this project went. At the end of each day, he would ask if we were happy with the progress and spent much time answering our questions and addressing any concerns that we had. We feel that he went above and beyond what we expected from a contractor. In fact, we recommended him to two neighbors that had their kitchens fully remodeled by him and a friend of ours had her bathroom gutted and remodeled by Frank, as well. All three were appreciative of Frank's work. We are hoping to have Frank remodel our own kitchen in a year or two.

Jason and his crew were on time and within budget. They communicated well, and let me know how the timeline looked along the way. They even flexed on their schedule when I realized I could get my painter into the small bathroom space just as RENOVATE was ready to wrap up their work. My project, a tear out and replacement of a very small full bath, was completed in 9 days, start to finish. While this was a "simple" tear out and replace job, there were some tricky aspects to it including updating the 1946 plumbing, enclosing a window that was in the exterior shower wall, and making sure the fixtures all fit well and looked nice once installed. I'm very happy with the result, and have already recommended RENOVATE to a friend.

So Many Problems!! (though they tried hard to resolve them) Do NOT make the mistake we did and let them talk you out of pulling a permit. The work by this contractor should definitely be inspected. MA Design quoted a low price, used cheap (Home Depot grade) materials, and relied on workers with limited English skills. Plumbing and carpentry were problematic, seemingly due to inadequate training for some workers, spotty communication and quality control from supervisors, and some sloppy attention to detail. We should add that our foreman, John L, and the workmen were willing enough to fix problems after we discovered them, though we had to pay for time and materials when we found MA Design’s quality standards to be unacceptable. The end result of the bathroom remodeling seems OK and we hope that no more nasty surprises turn up in the future. The two supervisors are generally courteous and anxious to please, but poor communication with their workers and sometimes with us seemed to be typical for this contractor. Here are specific examples of our problems: PLUMBING 1. The plumber (apparently not licensed) installed the wrong shower controller in the wall, tiled over the wall, then tried to hide this mistake by sticking on the control handle taken from the shower controller we had specified. Of course, the controller did not work properly and we discovered what had happened by poking through the unused shower parts and calling the manufacturer. To correct this error, MA Design had to cut a hole in the plaster wall of our hallway. MA Design did repair the plaster but now we have an additional painting job because of their mistake. 2. We also discovered that their “plumber” tried to attach the tub spigot to flexible PEX tubing rather than to a solid copper pipe anchored to a stud in the wall. The spigot worked loose in just a few days. No qualified plumber would have made such a rookie mistake. Repairing this error also required the hole in our hallway wall. Clearly, no qualified supervisor inspected the plumbing before the tile went up in the shower enclosure. 3. Just 2 months after MA Design wrapped up the work, we found a serious water leak coming from the ceiling below the remodeled bathroom. This ruined the ceiling and of course ruined the paint job we had just completed in the room below the leak. To their credit, the supervisor quickly came out, cut a hole in the ceiling, and replaced a flawed PEX tubing fitting with a quick-apply fitting to stop the leak. MA Design then cut away large sections of water-damaged ceiling in two rooms, let things dry out for a few weeks, and applied mold-kill spray to address the mold that had formed. It seems that a fitting on the PEX tubing was not properly crimped. This reinforced our belief that the MA Design workers doing plumbing on our job were not well qualified and that MA Design did not choose to or did not know how to inspect work adequately. Several weeks later, MA Design eventually had the joint repaired by a licensed plumber and repaired the holes in the ceiling. 4. The shower enclosure tiling was done OK for the most part but we found holes in the grout around some tiles. We suspect that the grout job was substandard for another reason: the grout sealing the tub to the floor is cracking and flaking after only 2 months. CARPENTRY 5. We replaced the bathroom window with a safety glass window but MA Design replaced the prior window trim and window sill with lesser quality trim and no window sill whatsoever. This was a complete mismatch with the rest of the house. MA Design quoted use of “standard” trim. If MA Design’s estimate assumed replacing trim with something so obviously out of place with the rest of the house, this should have been clearly stated in the quote. We ended up paying to rip out their trim and replace with trim that matched the rest of the house. In fact, the lumberyard’s “standard” trim exactly matched the trim elsewhere in the house so we felt that MA Contracting’s use of “standard” to describe their materials was deceptive. 6. They also installed a new window in an adjacent room. They made the exterior windowsill out of a very knotty piece of pine, inviting future rot. Even worse, no drip edge was cut into the underside of the sill, which could lead to water wicking under the sill and getting into the exterior siding. No well qualified carpenter would have made a mistake like that. PAINTING 7. MA Design did very little painting for us, just some primer application after drywall installation. Still, the workman on our job made a rookie mistake. He applied primer to a repaired ceiling with a rough wall roller and then applied primer to the doorway trim with that same roller rather than with a brush or smooth roller. The result: the formerly smooth doorway trim now had a rough, thick layer of paint that looked and felt awful. It took us 2 hours of sanding to restore the doorway trim to a smooth surface. This experience reinforced our general impression that many, if not most, MA Design workmen are not properly skilled or trained for the work they are doing. COORDINATION & COMMUNICATION 8. We agreed at the outset which fixtures were to be bought by MA Design and which by us, but MA Design sometimes bought the wrong items, which resulted in confusion and delays. In many cases, we ended up buying the needed fixtures ourselves just to keep the project moving. 9. On at least 10 days, workers were expected but none showed up and MA Design did not call to inform us of this in advance.

We are SO incredibly grateful to have selected them for this project and have already recruited them for other projects that we have planned. It's more than a "business" for MA Design and Construction; you feel like they're doing the work for their own family. That's the highest compliment I can give to anyone. I cannot recommend them enough!

Recent Review: After living in my home for a few months, I was informed by someone else performing work around the house that there was a moisture issue in the attic that I should get checked out. After going up into the attic myself, I realized the moisture was coming from the inside and not from a leak in the roof. I also noticed the sheathing was discolored black from what appeared to be mold. The area was directly above the master bathroom area where the exhaust fan was vented down into the soffit. It seemed that the moist, heated air was instead flowing back up into the attic causing the issue. I contacted TKG Services through email on a Sunday and received a prompt response to arrange a free estimate from Tom. He came out the very next day and confirmed what I had suspected. He got back to me with the estimate. I also contacted another company for an estimate. The other company would remediate the mold, but I was on my own to find someone to properly vent the bath fans. Therefore, I went with TKG Services. Tom partners with a contractor who could also come out the same day as Tom and vent the 2 fans through the roof. Tom had quoted me the price with just the mold remediation and the price for the optional, but recommended service of properly venting the fans. TKG Services came out the following week and performed the work. Tom was here on time and his partner arrived later after to vent the fans. It is impossible to tell there was ever a problem now. The discoloration from the mold is completely gone and the sheathing returned to its original color. I would definitely recommend Tom and his contractor partner to anyone in the same situation.

Recent Review: I am absolutely thrilled with how my project turned out. I feel very lucky to have found John Lenihan. His responsiveness, professionalism, and craftsmanship exceeded my expectations at every stage of the process. John instilled confidence from his very first visit, when he came to look at my existing bathroom, talk over what I wanted to do, and discuss my requirements. He gave me an extremely reasonable estimate--in fact, his was by far the lowest bid I received for the job. As we talked over the details, he answered my questions promptly and was very accommodating. The timing of the job was very important to me, and despite his own busy schedule, John found a way to fit me in. He actually began the job a week earlier than we had agreed and finished it in half the time, so that, by the end, he completed the entire project two weeks earlier than he had originally planned. At the same time, I didn't feel at all like he had rushed any part of the job. He was just extraordinarily efficient, as were the men he had working for him. John and every member of his crew--especially José--were models of punctuality and professionalism. And their craftsmanship is first-rate. The final product is beautiful. Let me give a concrete example of the way that John exceeded my expectations. Every contractor I talked to before John told me that one of the bathroom walls would have to be knocked out in order to get the new tub in. (My bathroom is very narrow, and the old tub seemed to have been in place already when it was framed.) John, on the other hand, was confident that he could get the new tub in without touching the walls. (This accounts for a large part of the difference between his price and other quotes I received.) I was skeptical at first--to be honest, I thought it couldn't be done--but he assured me he could do it. Before I knew it, John had managed to get a 350-lb. cast iron tub through my bathroom door and into place. I still don't know how it was possible--I'm amazed! John was on site for a substantial portion of the job, doing a lot of the work himself. When he had to be away, either picking up materials or checking in on one of his other jobs, he always returned at the end of the day to look over the work with me and talk over what was going to be done the next day. Although I know for a fact that he had a couple of other jobs going simultaneously, I always felt like he was 100% invested in making sure that my project came out to my satisfaction. I am convinced that hiring John Lenihan has been one of the smartest investments I've made in my home. I got extraordinary value for an extraordinarily reasonable price. There is no doubt that the value added to my home by John's work vastly exceeds what it cost me. John will be the first person I call in the future for any project, big or small. I would recommend him without hesitation to anyone looking for a responsible, skilled contractor. He tells me that he particularly enjoys remodeling bathrooms, and I can attest that he's particularly good at it. Put him at the top of your list!
