The first iteration required a bit too much reconstruction in my opinion so we worked further and found an ideal option to insure the structural integrity of the project. Mr. Mugnier's staff is professional, competent, and respectful, even accommodating a compressed timeline in our case (which may not always be possible). His structural assessment and plan for correction was conservative, but eminently sound. When we passed it on to the builders, and I asked if they thought it was the best approach, they paused, then said: "you got the opinion of the best structural engineer in the region, of course it's the best approach". Our primary inspector frequently asked, after pointing out a fault in the building, "what did Rene say about X". It is clear he holds Mr. Mugnier's judgment and opinion in high esteem. We didn't know at the time, but have since learned Mr. Mugnier is the structural engineer Boston turns to when it seeks advice on preserving architectural works. I have worked with structural engineers on two other occassions. Unfortunately, common sense, reason, and sound judgment are not always present the case in this "cover your a**" industry. Given that Mr. Mugnier's price is very competitive, and his work more thorough and comprehensible to builders responding to his advice, you have every reason to try to book with Mr. Mugnier first, if he is available.

He was pretty good and fairly reasonable. He was not perfect but good enough. He was professional and had a lot of experience. He was relatively easy to deal with. He wasn't cheap but it wasn't too bad. I wouldn't use him again only because I found a really good structural engineer that is really reasonable in price. It had nothing to do with him.

We hired Carlos to help us update an expanded 50?s ranch house. His company did an excellent job on interior projects (see our ?interior? review) so we took his bid on painting our house and repairing outside wood working. He gave us a detailed listing of work to be down and continued to update the list as we added more work to the project. His invoices included copies of material costs receipts. His crew brought a new meaning to ?power washing.? They did a very thorough job with great attention to detail. His carpenters rebuilt many rotted window frames and a difficult 8-sided portal window over the attic. The work was exacting and everything was sealed properly. I had asked Carlos to demolish a 60-year-old shed in the back yard and remove the materials. After inspection he recommended repairing the shed as it was solidly constructed, and would cost more to tear down and remove than to rebuild. I was skeptical but agreed. The final painted result is now an actual property asset, we were very impressed. The fact that Carlos is always available made a huge difference as work progressed. My wife and I had picked a color for the house from a catalog and foolishly requested it without painting test samples on the house. In bright daylight it was horrible. When I came home and saw it I immediately called Carlos who stopped work and let us pick a new color. It was our fault, but he gave us a very reasonable price for redoing 2 coats with a new color that we now love. The crew was polite, always on time, and cleaned up everything as they worked. Their work was excellent and Carlos always kept on schedule and kept me informed on all work. I can?t think of anything that Carlos and his crew didn?t execute better than I had expected.

I've used James Holden General Contracting several times and recommend him highly. My last project was a complete redo of my front yard, approximately 7000 square feet. He brought in loam and graded the area. He worked with me on planning the layout of the walls and planting areas and pathway. His suggestions were helpful as this was new to me and I appreciated the guidance. He met me at the stonemasons yard and we picked out brick and stone. The attention to detail was excellent. The walls are completely level from end to end and get many compliments from the neighbors. The entire project was done very quickly as Jaime was there every day early and put in more than a full day.

I HAVE HIRED THIS ENGINEER IN THE PAST FOR GENERAL WRITTEN INSPECTION WHICH WAS A GOOD EXPERIENCE OVERALL SIMILAR TO THE RESPONSES OTHERS HAVE WRITTEN. THIS TIME I NEED PLANS FOR THE CONTRACTOR. THE VERBAL QUOTE WAS $1500 EACH FOR 2 PLANS - TOTAL $3000. WHEN THE PROPOSAL CAME, HE WANTED $5000. I CAN ALLOW FOR ''ADJUSTMENTS'' TO AN ESTIMATE BUT 66% DIFFERENCE PUT ME OFF. I FOUND ANOTHER STRUCTURAL ENGINEER WHO IS VERY EXPERIENCED & WELL RESPECTED FOR A FRACTION OF THE COST.

I had had a home inspection done on a property I was hoping to purchase. The inspector noted some problems with the foundation and beams, and recommended that I have a structural engineer give an official opinion. I found Rene Mugnier here on Angie's list, and the reports I read from other users made me comfortable hiring him. He was able to make it to the home on short notice (I only had a few days till the seller's acceptance of my offer expired). He was punctual, courteous, and extremely knowledgeable. He helped identify a lot of problems on the house, and recommended the general repairs needed. He explained that some of the beams were beyond repair, and would need to be replaced, and that the fieldstone foundation was going to need extensive repairs. After checking with some contractors for general prices, I reallized the home would be out of my reach with just the necessary repairs. If not for Mr. Mugnier's detailed inspection, I may have purchased the home and found myself in a lot of trouble with the foundation. If I ever need a structural engineer again, I would gladly hire Mr. Mugnier. I highly recommend his company.

I worked with a draftsman to develop plans for a second story dormer and bath. The last round included framing plans with "to be verified by a structural engineer" marked in several places. The draftsman was no longer available to make further changes to the plans. I wanted to move forward with the project and knew that the town building inspector would require a licensed structural engineer to review the proposed framing. I contacted 4 different structural engineers. One estimate was far too high ($3500+). Mr. Cowen's estimate was at the lower end of the range quoted by the remaining 2 and was not as vague about potential final cost. Fred made a site visit; took notes and mentioned area of concern. For a price that was as low as the lowest estimated range, they were able to complete the structural analysis and update the original Autocad documents, provide pdf versions of the sealed plans. I highly recommend Cowen Associates.

Jon did a wonderful job in short notice. He inspected the house very carefully and took many measurements. He explained to me very clearly what the options were. A day later he sent me the detailed plan through email and regular mail. The plan included two options: 12 feet opening or 15 feet opening. And for each option, he described two methods (wood beam or steel beam) of installation that my contractor could follow. Jon is very patient and very good at explaining those technical details to me in plain English. My contractor has called him a couple of times about some minor changes. Jon answered those questions quickly. My contractor enjoyed working with him too.

Recent Review: LARRY COTTON REFERRED ME TO ANOTHER MAN WHO WAS AN ASSOCIATE OF HIS NAMED MIKE. BOTH OF THE MEN ENDED UP BEING VERY RUDE, UNPROFESSIONAL, AND VERY UNWILLING TO WORK WITH ME IN THE END. BOTH MEN ALSO HUNG UP ON ME AS I WAS ASKING ABOUT GETTING THE INFORMATION THAT I HAD PAID FOR. I ENDED UP HAVING TO PUT A STOP PAYMENT ON MY CHECK BECAUSE I NEVER GOT THE INFORMATION AND GRAPHS THAT I PAID FOR ON THE DAY HE CAME OVER. MIKE ALSO SAID HE WOULD CALL THE POLICE ON ME AFTER HE SAW I STOPPED PAYMENT ON THE CHECK, WHICH IS ABSOLUTELY CRAZY.
