Atlanta Crawl Space Inspection

Kevin came and inspected a two story home with a crawl space. He was very thorough was knowledgeable of building codes. He crawled through the entire crawl space, checked under decks, was able to give insight to the house's wiring and plumbing situations. Kevin doesn't mind if you follow him through the inspection, letting you know what he is looking for, and how the systems measures up. If you can't visualize what he is describing, he won't hesitate to draw a sketch of the existing conditions, and what needs to be done in order to bring it to code. Likewise, if you don't understand how a system works, he has the ability to explain it in a manner that is easy to follow. Kevin is professional, friendly and approachable.

Nate was extremely thorough and answered all of our questions to the point of staying much later than the inspection was scheduled. He crawled every inch of a hard to reach crawl space and found a bunch of structural and mold issues hiding in there. Would highly recommend. I especially liked how he walked us thru a draft of the report before leaving to answer some preliminary questions.

Alex did a great job on our home inspection. He was on time, took his time doing the inspection and was very detailed. Alex went through every room, attic, crawl space in the entire house and explained everything to us. We were very happy with him and his service. We called American Crawlspace Solutions to get an estimate on encapsulating our crawlspace with polyethylene sheet. John Harman responded promptly, came to our home, explained the process, made recommendations and gave us an estimate. We made an appointment to get the work done. They arrived when expected and covered the crawlspace walls with 10 mil clear polyethylene and the dirt floor with 10 mil white polyethylene and installed a moisture alarm per our agreement. They did the work efficiently, cleaned up nicely and were very respectful of our property. We didn't comment on the price in this review because we did not compare their price to others but we were satisfied enough with the price to give them the job. John and his crew were very courteous and considerate and John even sent us a hand written than you note.

This inspector missed A LOT of issues. Pressure relief valve for water; took a picture of it, put an arrow in the picture on the report but didn't report that it was going bad; excessive pressure coming into the house. Just over a year later, it was the first thing a plumber said needed to be fixed. Didn't notice or report a 25 foot iron pipe in a dry, plastic-lined, fluorescent-lit crawl space which was wrapped in electrical tape, covering an obvious dent in a pipe. When a leak later appeared (which can't be blamed on the inspector) the plumber reported, "There's no way your home warranty would cover this pipe; look at the tape covering that dent. Someone has clearly taken a hammer to break the pipe and clear a clog." It wasn't us, either. Reported a non-functioning electrical outlet and switch but couldn't find the problem. An electrician came, traced the wire in the easily accessible, dry, clean, plastic-lined and fluorescent-lit crawl space and found it cut, exposed and within an inch of a metal duct. Highly dangerous! Missed deteriorating solder on an iron drain pipe in a completely lit and accessible utility room.

AKME Sealants gave us an accurate assessment of both of our crawl spaces. One needed mold abatement before encapsulation could be done. They recommended a company that did a comprehensive job in abatement. Following that both crawl spaces were encapsulated to include a drainage system and a sump pump in the main space. We are thankful for the great work done by AKME in both of these areas! PS- our HVAC serviceman, impressed by the quality of the work, has asked who did our work - we were pleased to tell him!

A great company. Even better than expected. Everyone was terrific, friendly, respectful, accommodating, honest. Our crawl space looks clean enough to eat there. The job was patiently explained in full detail and completed in a timely manner as promised. They did not try to oversell additional services. Couldn't be happier. Would highly recommend them.

The Property is a Rental property I have had for many years and was being sold. Buyers home inspector pointed out several areas of concern of which I agreed to fix. I met with Bruce Stockdale, Real Estate Specialist from AquaGuard at the property. Bruce and I went all around the crawlspace and showed me what needs to be completed to satisfy the buyers home inspector. We agreed on price and then about a week later got a call to schedule the work to be done by two separate crews. The first crew repaired the front of the home sloping by putting smart Jacks and footings around the crawl space and leveling out that area. The 2nd crew came in a few days later and made repair to the left side wall of the crawl space and raised the cement of the driveway nearing the left side of the crawl space, thus stopping water from seeping into the crawl space. I was satisfied, we ended up closing the home to the satisfaction of the buyer

It went very well. Matt was very professional, on time, did the work he said he would do and charged what he said he would charge.

Jeremy from American Crawlspace Solutions responded to my request for a quote quickly and provided a comprehensive quote after exploring my crawspacel for 30 minutes. All questions I had were answered, the plan presented met my expectations and offered options. I wanted a thicker barrier on the "floor" area and was told that it was a special order and might affect the installation wait. It did, but installation was started and completed quickly. Jeremy arrived on the installation day with his crew. It gave me confidence that the owner of the company was also installing the material and ensuring a quality job. The installation took one day, and that included removing old galvanized pipe, concrete rubble, extraneous furnace ductwork left behind, and sealing all of the existing vents. The floor was covered with 12 mil reinforced white barrier and the walls were covered with 10 mil clear barrier to provide easy inspection. After the crew left I crawled and inspected the job without putting on work clothes and was very satisfied with the installation and materials. Extra floor barrier was left for me in case the floor was damaged in the future. I have been very happy with all contractors I have hired after consulting Angie's List and American Crawlspace Solutions is one of the best!

They were excellent. They were very responsive and punctual. The crew was polite and professional. They answered all of my questions. I had a warranty for as long as the house is standing, and when I lost my copy of it, they brought another one out right away. They followed up after the work was done to make sure we were satisfied.
